City Island Leeds

City Island consists of 404 one and two bedroom luxury apartments, duplexes and penthouses in 7 buildings with undercroft parking extending beneath the total site area. City Island is located in the picturesque position between the river Aire and the Leeds Liverpool canal, effectively an island site, and was formerly occupied with light industrial units. The site was given it’s very own dedicated IPM Development Manager, based at City Island when IPM took over the management to improve on-site services.


City Island site in Leeds has a dedicated twitter feed to update tenants of works. Newsletters are sent to all owners every quarter ensure all leaseholders are updated and made aware of improvements, scheduled works and management of the development, along with the other communications channels used by the team. A new website has been launched to offer residents a dedicated place for them to ask questions, make suggestions and create a open forum for views to gain an better understanding of satisfaction amongst residents.

A full audit of the accounts and building was undertaken by IPM and a cost reduction plan was produced starting with the installation of LED lights by the newly appointed on-site management team throughout the entire communal areas and outside areas of the building. Further improvements were made to the communal pond area, with a full clean and repair of the water pumps and installation a brand new feature fountain with new filtration and aeration systems. The overall outcome has been fantastic with the site benefitting from a brand new water feature fountain.

Further improvements were made to the on-site security system with the installation of a new CCTV system throughout the grounds to give residents improved security. The newly appointed Development Manager introduced daily and weekly maintenance schedules with the caretakers to ensure proactive and preventative maintenance measures are undertaken on site and the schedules are communicated effectively to the board of directors.

A new postal system to allow deliveries whilst residents are out has been extremely effective on the site.
